This house is probably one of my favorites to date!  It’s located steps away from beautiful Patterson Park near Canton in Baltimore city.  We put a two story roof deck on for maximum city views and hosting party pleasure.  And there’s 3 bedrooms, 3 bathrooms, a beautiful kitchen with lots of storage and a large island!  Plus it’s a historical renovation so we kept all the beautiful window transoms, some original tile and original hardware floors.  Everything new we added to have the same period feel of this 100+ year old row-home.  It’s a gorgeous transformation and I just love seeing my visions come to fruition.  Someone is going to be really happy in this home for hopefully a long time!  Here’s some before and after pictures:

Exterior:  Left is before picture, right is after custom door, tore down the old bay window siding and installed custom picture frame molding, replaced light, house numbers and mailbox.

Kitchen: All new cabinets, contrast island painted in Benjamin Moore Hale Navy, brass hardware, globe pendants, chevron back-splash, quartz countertops, refinished hardwood floors and new appliances.

Bathrooms (2 of 3 shown): The upstairs had one very stinky, very dated bathroom, we tore it out and in it’s “place” put in two beautiful bathrooms so that the master bedroom would have an en suite and then there would be a bathroom in the hallway too.

Living room/dining room: We refinished hardwood floors, took out awful drop ceiling and installed gorgeous tray ceilings, exposed and cleaned up brick and painted Benjamin Moore Stonington Gray.

Guys, these transformations never get old!  Anyone else love a good before and after story?  I’m sharing our latest project, a whole house renovation in the Patterson Park neighborhood of Baltimore city.  What this house lacks in square footage it has in charm!  The exterior is gorgeous – we had to remove the awnings, take down the form stone, the brick underneath was repointed, we replaced the windows, replaced the door and painted it Bold Blue by Benjamin Moore, updated the light fixture and repaired the corbel.  See before and after pics:

The rest of the house was transformed as well, hardwood floors refinished, more brick repointed, new stairs and railings, drywall, light fixtures, new interior windows, new kitchen, granite counters, new bathrooms (3 full baths).  Check out all the before and after pics here side by side so you get a real feel for the transformed spaces:

Since this wasn’t a large house I used the same paint color through-out, Agreeable Gray by Sherwin Williams and trim is White Dove by Benjamin Moore.  Floor stain is dark walnut.  Here are some bathroom pictures:

317 S Lehigh St.

Here’s a recent renovation property we flipped, it’s a 3 bedroom, 2 bath rowhome in Baltimore.  Originally only a 2 bedroom and one bath home so we added a full bath as well as a third bathroom.  This house had gorgeous pine floors that just needed to be touched up and refinished, it also had pretty exposed beams that we decided to leave exposed.  Keeping with those finishes, we decided to do a decorative tin ceiling in the kitchen which I think turned out gorgeous and we used a tile flooring in the kitchen that looks like rustic wood.  Overall, the home has a modern-industrial feel and I just love the way it turned out.

Paint colors-Living room, dining room and bedrooms (not pictured) are all Sherwin Williams Light French Gray.  Bathrooms and kitchen are Benjamin Moore Smoke.  All the trim is Benjamin Moore White Dove.  Front door is Sherwin Williams Stolen Kiss.

Baltimore Reno-Tolna St.

Our most recent completed row home flip in charming Greektown.  Hardwood floors through-out, finished basement, 3 bedrooms, 1 and a half baths and a gorgeous kitchen!  Here’s a little of what it looked like “before” the renovation:

Next chapter

What do home renovation enthusiasts do when there aren’t any projects left to do on their home?  Well I guess we could move, but we’re just not ready for that yet so we took the plunge and started a company!  The official company website is klrdevelopment.com however I figured what better place to show the actual rehab before and after photos than my blog.  So without further delay, here’s a gorgeous home that recently sold in less than a week and took about a year to complete.  I am equally obsessed with this kitchen – the size, the island, all those cabinets! – as well as the master bath – the shiplap, that huge walk in shower, the tiles, the vanity space!  I also staged the home to define the spaces, given it’s such an open floor plan.

It is a large, rancher-style home, very dated and very dark.  The rooms were small and closed off and our plan was to open it up and lighten it up to really showcase how big this house is and how much beautiful potential it has.  So here you go, in no certain order because there are so many before pictures…

And here’s how it looks now completed and beautiful…

For paint colors we used Benjamin Moore gray owl and white dove. The lighting all came from Wayfair, and we used quartz in the kitchen for countertops.  Now on to the next project!
